Although the aroma of fresh popped popcorn and a darkened theater with a towering wide screen lures us to new released films, most of us still view far more movies at home than at the theater. After the movie, the viewer will then have at least a couple of days to shuttle back to the store and return the movie before incurring any late fees.

Movie downloads are one of the newer options. Certainly, downloading a movie can allow viewers to decide at the last minute to view Harry Potter, or some other movie, as well. Just a quick 5 minute visit to the download site on line to select and initiate the download allows viewers to remain at home throughout the process. Most films require approximately an hour to download depending upon connection speed. The good news however is that many movie downloads are capable of allowing viewers to begin watching the movie only a matter of minutes into the download process.

There is no worry about returning rented movies that are downloaded or any late fees. Upon download, viewers have a specified period of time in which to watch the movie before it expires. Online movie rental services can certainly ease the process of selecting and obtaining movies. Users can go online and select from over 75,000 titles, nearly five times the number of titles offered in a local video store. Here users can create a list of movies in advance that will automatically arrive at their door. Movies requested generally arrive within 1 to 2 business days after they are requested. Users merely stick the DVDs in an envelope for the mailman to pick up when they are ready to return them; and only when they are ready to return them. There are no due dates and no late fees either. The most evident drawback to this system is for those viewers who don’t decide they have the time to view a movie until earlier that same day. Mail delivery does not allow such last minute decisions.

Online movie rental services are evolving however to better accommodate those last minute choices. Netflix, the largest online movie rental service, announced in early 2007 their service can now provide a “Watch Now” feature which allows customers to stream movies directly to their PC rather than waiting for the DVD in the mail. Although not all movie titles are available for streaming at this time, it does provide a potential solution for the occasional last minute movie craving.

One of the final conveniences of online movie rental is that the sheer number of movies offered makes it more likely that a movie of choice will be available. In situations where viewers aren’t sure what they want to see, the Netflix service is even able to provide recommendations based on the comments and ratings of other viewers and the actual viewing pattern of the user. The accuracy of the Netflix recommendations has been applauded within the industry and certainly offers a better option than merely reviewing the information provided by production studios on the sleeves of a DVD.

Steelhead Fly Fishing – Steelhead Flies – Tips and Information

I have found that some steelhead flies work better on some rivers but don’t work so well on other rivers. Several instances come mind that helps to point out this fact. One happened about 15 years ago when I was in Northwest Washington State fly-fishing the Stillaguamish River for steelhead. My friend Gordon who lives in the area and I arrived at the mouth of the North Fork early one morning and I asked him, “Well what fly should I start out with this morning?” His reply was “try this one” as he gave me a fly from his fly box that looked like a fluorescent orange wooly bugger. In about 15 minutes I was into a nice fish of about 10 lbs. To this day, that is the only fish I have ever caught on that fly, I have fished it on several other steelhead rivers here in Oregon without success. The Red Ant is another pattern that seems to be a one-river fly. It’s a great fly on the Rouge River, but for me, that seems to be the only river where it catches fish.

Another curiosity about steelhead flies: A fly pattern may catch fish one year, and the following year, it just doesn’t seem to work Therefore, if you’re going to fly fish a new river for steelhead, better check with a local fly shop or the local fly fishing club and find out what steelhead fly patterns are catching fish for that particular river.

I happened to be a firm believer in confidence that you have for a particular fly pattern. For example, when you tie a fly on the end of your leader that you feel good about, and you get that special “feeling” that it will catch you a fish, chances are, it will work. Also when fishing gets tough because of fishing pressure and hot bright days, stay with the time tested fly patterns that have caught fish over the years.

Needless to say, one of my favorite Steelhead Flies is the Green Butt Skunk. I tie it un-weighted in sizes 4 & 6, on a black finish up-eye fly hook. I consider this a good morning and mid-day fly and have also caught fish on it with bright sun on the water. Second is the plain Skunk with an all white wing, I tie it in sizes 2, 4, and 6 on nickel-plated down-eye hooks. I like the size 2 for winter fish and the 4 & 6 during late low light afternoons and evenings for summer fish. The number three and number four favorites, would have to be the Umpqua Special and the Orange General Practitioner, both of these flies are tied un-weighted on size 4 up-eye hooks. I like to fish these patterns early in the morning on the edges of fast currents using a sink tip fly line and a short leader. Pattern # 5 would have to be the Black Wooly Bugger size 6. I usually tie this fly weighted on a 4x long 2x strong down eye hook with a long black marabou tail with a few strands of pearl flashabou and a black cactus chenille body with a black hackle wrap. The # 6 fly and one of my favorites because of its versatility, is the Muddler Minnow and I tie this fly on a #6 down eye, 6x long hook. This fly can be fished wet with a trimmed cone head or it can be fishing dry or skated with a trimmed ball head using a riffle hitch.

I use both weighted and un-weighted steelhead flies. However, I feel that an un-weighted fly has more movement in the water because it is affected more by the different current flows than a weight fly. Some sections of fly-only waters prohibit the use of weighted flies, so check the fishing regulations for those waters. However there are times when you just have to get the fly down on the bottom and a weighted fly may be needed.

“There you are- I have been waiting for you to arrive, I am prepared and you do not pose any danger for me anymore”.

The key factor in controlling your fear of public speaking and panic attacks is that instead of suppressing the emotional energy down into your stomach, you are moving out through it. Your body will be in a naturally excited sate- and you can now use that to your advantage. Push out this nervous energy rather than internalizing it. Your presentation will become more lively and energetic. You should want more from the anxiety as it is feeding your presentation now rather than holding it back.

This might seem like a lot to think about while you are concentrating on your presentation, however you would be surprised how much your mind can deal with simultaneously. By conditioning yourself you will be amazed by the positive effect it will have on your fear of public speaking and panic attacks.

If your fear of public speaking is related to being trapped, then seeking feedback from your audience will provide a great release, and will take you out of the moment. Before your speech plan intervals where you can ask questions of your audience to alleviate those feelings of being trapped and threatened by the potential of an anxiety attack.

When it comes to hiking, the base layer is probably the most important garment that you will wear, second to your boots. A good base layer will be wicking away the sweat from your skin, while making sure that you stay at the right temperature. Most important of all, you need to make sure that you’re comfortable, so try a few different materials, and make sure you’re happy with the one you choose, and it’ll look after you while you’re hiking.

Once you start moving on to shirts and fleeces, the old adage about thinner layers and lots of them being better than a small number of thicker layers is completely accurate. If you’re hiking to the really cold areas, a thicker coat can be a good addition, but most hiking trips will suffice with a few layers and a set of waterproofs.

1 FIND OUT HOW MUCH YOU WATCH

How to Self-Rescue While Snow Skiing in Deep Powder

I wanted to cover safety in deep snow today because skiers die unnecessarily every year from not being able to self-rescue in deep snow.

Today I skied Mammoth Mountain Ski Area just after they got 10.5 – 15.5 feet of new snow. I skied today because it is supposed to snow this afternoon and tomorrow. I skied about 6 runs this morning in mostly knee-deep, pretty heavy snow. And just when I thought my balance was perfect, I was 10? tall and bullet-proof, I did something weird and fell in the bottomless powder in the trees. I got snow in my mouth when I fell, and that always gives me a short-of-breath/claustrophobic feeling.

I fell softly with my skis to my left, and my body fell to the right. Suddenly, I knew it would be really difficult to get up and out of this bottomless powder. So I took a moment, took a few deep breaths, and accessed my situation. I was somewhere in the trees that someone was unlikely to find me.

I needed to self-rescue. I knew from experience that I was in bottomless powder, and my poles would be of little help. Some say to make a “t” with your poles and lean on them, but no way would that have worked. The powder was too deep, and deep powder provides unique, potentially life endangering challenges. So we need to be prepared. Larger baskets on your poles are helpful for pushing yourself on powder days, but do not provide enough resistance to aid you in standing up from a fall. Since my body is heavier than by boots and skis, the more I struggle and move, the lower my body will sink putting my feet be above my head.

In this case I was able to slowly over a period of about 2 minutes shift my butt to be more over my skis by pulling my body mass over the skis by pulling on my legs below the knees. The last part was hard because I had nothing to brace against, but I knew if I could make this one last move to get my butt over the backs of my skis, I could stand up. So I pulled on my legs one more time because I knew that would give me the resistance I needed.

I managed to stand up, now about 5 minutes after I fell. Both my skis were on, and sunk deep in the snow. I slowly pulled the right one up breaking the surface of the snow to get higher footing. Then I did the same with the left ski. OK, I was finally able to glide back out onto the groomed part of the run, and complete the self-rescue from bottomless powder.

In another blog post, I have detailed how to find a ski in bottomless powder which can be challenging. Search in the search window of this blog for “Lost ski” or “finding lost ski”, and it should come up. My method has always been able to find the lost ski quickly, so you no longer need to worry about that.

But I still want to cover what happened to me at June Mt. as a kid. It was a week with 8 feet of new snow at June Mt. I skied the face successfully, but fell and made a huge hole in the flat part at the bottom. At first I kind of panicked, and struggled to get to my feet. But the more I struggled, the more I sank down in the powder making the hole deeper. It got to the point where I was 8 feet down in this hole, and still could not get to my feet.

I knew no one was skiing the face that day. If a ski patroller skied by he would not hear my cries or see me unless he saw the track to my hole. I couldn’t count on that!

I was only about 11 years old, and I needed to get resourceful to self-rescue, or I could be there all night and freeze. I decided to take a break. I took out the camera I had in my pocket, and took a photo from the bottom of my 8 foot deep hole. I tried to push my poles to hit something solid, and I sank them all the way to my shoulder. I hit nothing that could support me.

I thought some more and finally I figured that I could take 1 ski off, and use it horizontally to be a form of support. I was able to take 1 ski off and holding the side of the ski and digging it in for grip, pull myself to a standing position this way. Then I pulled my upper body up, and stepped up sideways up the side of the hole. I kept doing this until I got to where I was only knee deep again.

I put the ski back on, and was able to break trail back to the chairlift. Please remember this technique if you get stuck in a hole in deep powder. This same self-rescue strategy could work to extricate yourself from a tree well, which can be fatal if you do not know what to do. I can tell you from experience it is easier to learn these proven self-rescue techniques from some one else than to have to make up a rescue technique when you get stuck. People die from getting stuck in deep powder. I gave you 2 self-rescue techniques here. I also recommend you always carry a whistle when you ski the trees. It might give you the capability to summon help where you can not be seen. I also recommend you carry a fully charged cell phone with Mammoth Mountain’s ski patrol phone number programmed into your phone. This way, when you get injured, you can call for help and tell them where you are. You should program under ICE for In Case of Emergency, your person to be contacted in case of injury or emergency. Emergency personnel know to look in your cell phone for this, so you need to program your emergency contact phone number in there so they can find it if they need to.

Other emergency stuff I carry because I ski the trees are:

1) Small knife – Can cut you down from a tree, or filet a fish or squirrel if you have to.

2) I told you about the whistle – Can help ski patrol hear you when they are making their last sweep of the mountain at closing.

3) Lighter – If you had to spend the night, making a fire could save you from freezing to death.

4) Your cell phone programmed as recommended above.

5) Cliff Bar – These have a lower freezing point so you won’t have to chew on a rock-solid snack bar.

6) Fleece balaclava – Can really increase heat retention in winds, and if you get stuck overnight.

7) Ski helmet – Wear a helmet every time you ski. You cannot predict when a dangerous situation will present itself. 80% of fatal ski injuries could have been prevented by simply wearing a helmet.

I photocopy my driver’s license and medical card so if I am knocked unconscious they know who I am from my driver’s license. And they know my “ICE” In Case of Emergency person to call because it is programmed into my cell phone I have on me all day.

Being prepared and informed can save your life or keep you from being stranded in the woods for hours or overnight. If you just ski the groomed runs, you only need about 1/2 this stuff. But I like to duck into my tree powder stashes, so I keep this packed in my ski jacket at all time so I will have it if I ever need it. Please teach these deep snow self-rescue techniques to your family, friends and loved ones so they will know what to do in this potentially life-threatening situation. Be Safe On the Slopes!

Important Points when Buying a Business

Every day I receive emails from purchasers and business owners needing assistance in selling or buying. I use my many years of experience in business sales and running a chain of shops to assist them in the right decision for them. It’s a bit like a psychologist really. Its just not a sale for me, it’s a dedication.

The first thing to remember is you must get it right the first time because the business you buy you should be in for at least 4 to 7 years. I advise my vendors and purchasers to give yourself a 4 year plan. You may love the business so much you want to stay longer but the majority of people are burnt out after 4 years and are looking for a change, especially if it’s a café or restaurant, and if you feel it’s wearing you down the business will suffer if you don’t sell then and of course you won’t achieve a good price if the business is run down.

I find in my business newspaper advertising brings me very little sales. My statistics tell me a genuine purchaser will go to the search engines to find a broker and scan the listings. We do use the papers to get our website name out there and this works to our advantage far more than a long expensive add that lasts one day. Problems with Newspaper Adverts

You will often see a private add in the paper and you may think this is great, we will cut out the agent and get the business cheaper.

DON’T BE FOOLED!

Now I am not saying all private adds are no good, some may work out, but in my experience those people who try to do it themselves do it because they have either been burnt by an agent not servicing their business, so they think they will do it alone, or the profit is low in the business and they need a quick sale, or of course the common one the agents fee offends the owner and he thinks he can do it better himself. Or he may think the advertising costs to sell his business is less if he dose it himself.

WRONG!

When you are dealing with a private sale you feel uncomfortable saying what you really think, and uncomfortable asking certain questions so as not to offend the owner. With a broker you can be open and tell us all your concerns. We will work them out with the owner and rectify them if possible. We as the agents should now the business as well as the owners, that’s our job. I look at a business when I list it as my own and sell it as if it was my own. A good broker should be there to help you with that sale to the end. Too many owners who try to sell themselves end up in conflict with their buyers.

And after a few months of failures TRYING to qualify buyers he finds out it’s not that easy & worst of it he has given out his figures all over town for all the clients to see, so the business you are looking at has been exposed to untold people who may be using that information to start down the road.

The poor owner ends up coming to us anyway. Remember if you stay with the broker handling the sale of the business he should be the one to assist you all the way, and if that business does not work out the best for you he most often then not will find you another.

You Have Found the Business you Want to Buy!

The first thing you will need is finance. Are you already cashed up? Or do you need finance. Are you on a redundancy package? These are all the questions your broker should ask before you plunge into a sale.

We are financiers and finance most of the businesses we sell without supplying figures to obtain the loan. Remember the majority of businesses do not always show the true figures of the business but if you look back at the ad backs of that business the business may be a very viable business. Most accountants will reduce the net profits for a business, so the tax implications are not so high for that business. If the adjusted profits are good the business is saleable and your broker will advise you of this at the time. But never, ever buy a business on hearsay of the takings, if its not in BALACK AND WHITE in the accountants formatted profit and loss statement then its not considered saleable. Never buy unseen profits.

Business Finance

For finance to buy the business you will need to complete an application. This way you will know how much you can afford to borrow on the business you are looking at. Not all Brokers are financiers! We are and sell businesses because of it. We use a financier who lends without looking at the figures of the business you are about to buy. But with other institutions such as banks or private lenders you will need the following.

We will arrange finance for you without an up front fee. Most finance brokers charge a fee of between $3,000 &$ 6,000 to get you your finance. We at Arwon Realty do this FREE because we are paid on settlement to sell the business by our vendors (owners). It is in our best interest to get the finance for our buyers so we in turn can get the business sold, and therefore offer a better service to our vendors when listing their business. We finance 90% of all business sold!

What will I need to supply to my Finance Broker?

- Profit and loss statements of the business you are purchasing

- Bank statements for your own personal accounts.

- Pay slips of your current employment or if self employed a profit and loss statement for the past three years of trading

- Mortgage documents for your existing home or properties

or sales contracts for freehold you hold in your and your partner’s name.

- Personal information, date of birth or passport (photo copy of drivers license)

- CRA credit check (you can do this yourself for a cost of $29.00)

- The rates notice of the homes in your name

- Liability and asset declaration.

- The amount you needed to borrow (You must include the cost of solicitors for advise and contracts.)

Accountants advise: Do it! That way you know you are covered. I have lost many sales from Accountants advising their clients not to buy and seen many unhappy buyers loosing out on a sale because an account has breezed over the figures and said no don’t buy! But at least if you do take the plunge and buy anyway after you have had that advise you are assured you did get advice if something does go wrong. After all your accountant is paid to look after you and professional accountants will ring us or the vendor’s accountant to get the full story of the business!

There are good and bad accountants just like there are good and bad brokers. It’s important to check the licenses of all your professional people. Find out how long they have been in the profession and their experience in that field before engaging them.

We work with both the accountants while selling the business and are more than happy to answer all questions relating to the business in question. We will also arrange appointments for your accountant to speech with the vendor’s accountant if required.

It’s always wise to stay with the accountant who handles the business you are purchasing, that’s if he is a helpful accountant, if he knows that business well. It’s a big plus to continue on with him, after all he is the one that will advise you when you are ready to sell.

Many people use more than one accountant today. I find a good accountant who knows a business well is a must to stick with it till the end. I have dealt will some excellent accountants. Your Business Broker

As Brokers we will supply your accountant a profile on the business so its easy for him to understand. Always insist on a profile when looking at a business. This will give you all the information you need to convince you this is the right business for you. It will include all the statistics of the business and a good breakdown of the figures the reasons for the sale price, etc.

Your broker may ask you to sign a confidentiality agreement. This is essential to protect the vendor under the confidentiality act. Sign it and send it back ASAP. It does not commit you to buying the business. It is a mandatory requirement before you look over the figures. You will find your broker will not send you figures if you don’t sign.

If you have made your decision to buy the business be sure you are proceeding before you commit! Put in an offer only when you are ready to proceed. Is this is the business for you can you see yourself in for the next few years? Is the family happy with the move and the change, and most of all is the business viable for you?

I sold a produce store in Tumut recently to a buyer from Magnet Island who owned a bed and breakfast (would you believe), and they are just loving it and doing very well, so don’t be scared to take the plunge and move on. Most of our buyers are relocating and the stories I have to tell are just amazing!

Look around be sure the area is where you see yourself for the next 5 years. If you are relocating ask your broker to give you the statistics on that area, home prices schools etc.

As Brokers and licensed Business agents we pride ourselves on relocating people and finding them the best business for them, but it’s a big plus if the buyer has some idea of what he feels comfortable working in, and after we produce the information to him and his accountant we expect if all is ok he will proceed. If you have doubts tell your broker. Its unfair to hold up the sale for another interested party.

You will then need to sign an offer to purchase the business. We have a standard offer to purchase, this will give you the rights to proceed. The time normally for the option is one week from agreeing to proceed and this also takes the business off the market. It includes a deposit normally of 1% of the purchase price. This deposit is not refundable should you decide to pull out of the sale, unless it specifies subject to the reasons why you have pulled out.

So do your homework first! Be sure your accountant is happy with the figures. Your finance is approved and you are confident you are 100% proceeding before you signed on the dotted line.

Your broker will then issue sales advice to the Vendors Solicitors with all the conditions included that you require, such as the lease terms and training requirements. After they have looked over the advice and done their investigations for the sale they will prepare the contracts and send them to your Solicitor for exchange of contracts. You will need then to pay a 10% deposit on the business. This is normally arranged by the finance broker, if you have applied for finance, and can be done in a deposit bond or cheque. This is deposited into your agent’s trust account until settlement.

You should have a Solicitor picked out before you decide to look around so you are confident with him when you are ready to proceed.

The contracts should take no longer than 2 weeks to prepare and when the exchange of contract takes place this means you now are totally committed to purchase this business. Any problems should be sorted out between the two solicitors in this time.

The contracts are exchanged between the two solicitors and settlement should take place in the next 2 – 4 weeks. Business sales are always longer than the normal residential sales as the solicitors are responsible to see you have a new or exchanged lease for the business. If the property is included in the sale a 149 certificate (zoning and compliance certificate) must be sort by the council to check out the compliances with council this take longer than normal.

Before settlement you have 2 weeks prior and 2 weeks after settlement for training. Your vendor must give you this time to help you understand the running of the business. We advise the training is done after settlement so both parties are not showing their nervousness while running the business. This could cause the customers to feel a little uneasy.

We advise our vendors not to inform the staff of the sale until exchange of contract for the same reasons. If you commit or are accused of committing a crime in the country in which you are residing in, you or your lawyer are not entitled to interpret the law out of the laws being enforced in your residing country. To a stricter extent, the laws being used for interpretation must circumnavigate the crime that you did or are accused of committing. This case is different from “political interpretation.”

Law and Politics may be equally broad, but interpretation in politics is much broader than in legal one. Have you ever noticed that a political analyst for a university in America would use approach in political interpretation by drawing examples from any country, any sources and any celebrities in the world. Political interpretation (analysis) is not as “within” as in law.

Politics is much more flexible and so much softer than law. Other merits why politics allow much broader interpretation, because we even see a huge similarities between socialist and capitalist states (similar political application), but the laws in these two separate kinds of state are totally different. I know the last one sentence is too vague for you, but let’s start the legal and political interpretation.

No really… WHY?

See, as in the straight- sized market, you will find certain segments within fashion that are grouped together, and for the most part, you know what to expect when shopping from that retailer or specific set of retailers. With the evolution of Plus Size Ready-to-Wear Fashion, the same now holds true. For sake of argument, we will group these segments for plus size fashion as straight sized fashion does to help explain the price discrepancies, size differences, in relation to the integrity and quality of a retailers’ or designers’ garment. The fashion industry is divided into five segments: haute couture, luxury, contemporary, fast fashion, and discount.
